This site is published by Roksolana Pyrtko, a commercial real estate operator, and it covers commercial real estate in Dubai and the United Arab Emirates. It is a professional publication about the field in which she works: what is written here draws on her own operating record, and it exists to set out her reading of this market.

Who publishes this
Roksolana Pyrtko is CEO of the «Roksolana» shopping centre and of the «Spartak» sport-and-retail centre, both in Lviv, Ukraine, with more than 15 years of experience in commercial real estate management and analysis. She is a licensed lawyer (called to the bar in 2020) with a background in corporate law, which brings a legal reading of lease contracts, investment structures and regulatory frameworks to this site’s analysis, alongside the purely real-estate one.
Under her management, the two centres together operate more than 100,000 m² of retail space and draw close to 7 million visitors a year. In 2025, «Spartak» won the Ukrainian Business Award in the sport-and-family entertainment centre category, recognising the project’s operational and tenant-mix management.
What this site is, and what it is not
This is not an independent review of the Dubai market, and it does not pretend to be one. It is written by someone with a professional stake in commercial real estate, and it promotes her expertise in reading this asset class. Stating that plainly is the point: a reader is entitled to know whose judgment they are reading and why it is published, and to weigh the analysis accordingly.
What that changes is the framing, not the standard of the work. Every figure still traces to a named authority with the date it was published, because an argument built on unsourced numbers is worth nothing to the reader and nothing to the person making it. Writing as an interested party is a reason to be stricter about sourcing, not looser.
Why a European shopping-centre record matters for Dubai analysis
Operating a shopping centre of more than 100,000 m² requires skills that translate directly into analysis of a market such as Dubai: negotiating commercial lease contracts, defining tenant mix, tracking vacancy and prime rents, reading footfall and consumption indicators, and assessing legal risk across shifting regulatory frameworks. This site does not transplant a European model as a template. It applies a method of analysis proven in real operations, adapted rigorously to the specifics of the Emirates: the freehold and leasehold distinction for commercial assets, off-plan and escrow structures, RERA and Dubai Land Department procedure, service-charge and Mollak dynamics, and the pace of a global luxury-retail and logistics hub.
Scope of this site
This site covers commercial real estate across Dubai and the wider UAE: retail and experiential retail, investment (off-plan, escrow, yields), and logistics property in corridors such as Jebel Ali and Dubai South, in English and in Arabic. It does not cover residential real estate. It does not offer personalised advice, and no regulated service is sold through it; for specific decisions, readers should consult a professional licensed in the UAE (see Legal Disclaimer).
How articles are written
Articles are written in the third person and published under the name Roksolana Pyrtko. That is a publishing convention, not a claim that a separate editorial body stands behind them: the name on the byline is the name of the person whose analysis this is. For how the material is prepared and sourced, see How This Analysis Is Prepared; for the source categories used, see Sources & Data.
One brand, two regional editions
This is the Gulf edition of the Roksolana Pyrtko brand. A sister site under the same brand covers commercial real estate in Latin American markets. Each edition keeps its own regional focus, sources and market context; they share the same publisher and the same standard of sourcing, not their coverage.
